We will work hard with the Board of Directors to ensure that their Association fees are kept to a minimum without compromising the value of their Association and keeping the delinquency rate to a minimum. (LPM) will ensure continuous communication with the board via our customizable online portal or phone for complete transparency by providing access to the Association’s financials at all times.

The duties of (LPM) as a managing agent will include the following listed below:

  • Board of Directors Training / Governing Document – Bylaws
  • On and Off-Site Property Manager
  • Online yearly, quarterly, and monthly dues and assessment payments – Free
  • Rules/Regulation – Bylaws Enforcement
  • Yearly independent auditing
  • Implementation of Capital improvement programs
  • Collection of monthly (HOA) dues and Assessment Fees
  • Managing Board of Directors dispute with homeowners
  • 24-hour emergency employees’ answering service
  • Preventative Maintenance Programs
  • Maintenance & Grounds Supervision
  • Contract Negotiation
  • Community Website Providing Access to Community Documents, Homeowner Account History, and more
  • Schedule meetings with homeowners during a scheduled inspection of the community
  • Process Payment of all Invoices/Bills, Preparation of HOA Tax Returns and Filings
  • Property Inspection / twice monthly (one inspection during the day and the other at night), inspect the common areas, owners front, and backyards
  • Prepare a budget in conjunction with the property previous year expenditure and submit it to the Board of Directors for approval (45) days before the community fiscal year ending
  • Administration of short- and long-term investments with a recognized financial institution by the Homeowner Association’s declarations, bylaws, rules, and regulations

Rendering a complete monthly management report by the 20th of each month, which will include the following:

Bankruptcy Association Services

Bankruptcies mitigation is one of many functions that Lighthouse Property Management, Ltd. (LPM) provides to Homeowner Association, Condominium Association, and Cooperative Association that are currently or have the potential of being in bankruptcy. However, (LPM) has historically obtained credit and loans for most associations currently in bankruptcy. As difficult as it is for other management companies; (LPM) has assisted some associations to have the ability to obtain credit after they have filed bankruptcy by reducing their community debt load, keeping the delinquency rate to a minimum, and eliminating the judgments against the Association.

Both Chapter 11 and Chapter 13 Bankruptcies are plans bankruptcies most Association filed. In other words, an Association will have to make payments through either plan with the financial assistance of the Association/Management company, which will propose and must be confirmed by the U.S. Attorney General. (LPM) has the experience in dealing with both plans of bankruptcies which entails a vast knowledge in finance, dealing with attorneys specializing in Association bankruptcy and U.S. Attorney General.

Financial Management Services

Our accounting team will ensure the accuracy and timely payments of each invoice for your Association payables.
